is not as simple as looking through those colorful
booklets showing hundreds of homes for sale, attending
open houses or surfing through web sites. It’s just the
fun part of it. Beyond that, the complexities of each
transaction are vast and your interests will be best
served with the assistance of someone who is licensed
and trained to help you navigate the process. There are
volumes of forms and steps; lenders, appraisers, home
inspectors, title companies, attorneys and closing
agents to schedule; not to mention the pricing and
negotiating on your behalf, and the time it takes to
stay current on market conditions and changes within the
community. It is all the necessary work behind the
scenes that makes the assistance of a competent real
estate agent invaluable to you.
Choosing Your Agent
There are numerous real
estate brokerage offices in every community, consisting
of licensed
Las Vegas real
estate agents with varying degrees of
experience. You might consider interviewing with
several Brokers (a broker is someone who has earned
additional educational credits and certifications and
who is responsible for the activities of all licensed
agents within that office) and let them tell you why
they deserve your business. Or, get recommendations
from friends, neighbors, and anyone who has recently
bought or sold a home in the area. They will be an
excellent first-hand source.
What Should Your
Expectations Be?
The buying and selling of
Las Vegas real
estate is a two-sided relationship.
There is an agent who represents the seller and an agent
who represents the buyer. Your
Las Vegas real
estate agent will explain this
relationship with you and provide you with detailed,
written agency disclosures as required by the real
estate laws of the state.
Once you have selected
your
Las Vegas real
estate agent you will discuss your
needs and objectives with them. They can then start
providing you with relevant market conditions, financing
alternatives, timelines, and pivotal negotiating
strategies that may fit your situation. Keep in mind,
however, that marketing conditions can change quickly
and negotiating strategies will not apply to every
instance or every property. It is another part of your
real estate agent’s job to advise you through the
process.
