Mapping the Condo Craze in Las Vegas

The race is on. The Las Vegas real estate market is abuzz with a steady stream of announcements touting plans for yet another magnificent condo tower development, each competing to provide the most luxurious amenities. Terraces, spectacular views, rooftop swimming pools, fitness clubs and business centers are now considered standard fare when compared with new developments offering such decadent perks as concierges, limo services, tennis courts, racquetball courts and even private poolside cabanas, exclusively for sale to tower residents.

What remains to be seen is how many and which ones will actually get built. There is a great deal of speculation as to the Las Vegas luxury condo market's ability to absorb the seemingly over-abundant number of units planned. Regardless of the final outcome one thing is certain - many towers will be built, adding glitz and glam to the city that is already over the top with glitz and glam.

Spanish View Towers Under Construction

Spanish View Tower Homes, under construction near the Las Vegas I-215 Beltway and Buffalo Drive, is bringing a new twist to the Las Vegas luxury high-rise market. Consisting of three towers, each 18 stories, the fully-customized units will range from 2,500 to 9,500 square feet. These condo "homes" will be larger than others being sold elsewhere in the market and will allow buyers to completely customize their units, including placement of walls.

The buildings will include enhanced noise reduction measures to make the homes totally soundproof. Even the "outdoor" pool will be fully enclosed. These measures were the developer's way of compensating for the noise factor from McCarran Int'l Airport because the development is in the path of roughly 75% of flights.

The impressive list of amenities will include concierge and limo services, tennis courts, putting greens, racquet ball courts, a day spa, an event center, jogging/walking trails, dog runs and more.

Total project cost is estimated at $660 million and anticipates completion by the end of 2007 or early 2008, with the first tower ready for occupancy by July 2006. Pricing will range from $835,000 to $6.3 million. 42% of the first tower's 135 units has already been reserved.

Opus Las Vegas Is On Its Way!

The Las Vegas high-rise market is hotter than ever before and now Opus Las Vegas will be added to the list of projects that hopes to bring a new element of living-style to the valley.

Opus LV will stand within a close range of Las Vegas’ Scandia Family Fun Center, just off of Industrial Road. The development, with such neighbors as Panorama Towers, Liberty Tower and the Mirage’s forthcoming City Mark, is just weeks from beginning their pre-selling process. The high-rise project will comprise of various luxury-condominiums and will launch with prices starting in the high $200’s.

More specific pricing is not yet available, but Opus Las Vegas promises to “Indulge your senses by immersing you in the textures, the colors, the views and the people that energize the most exciting city in the world.” Get ready Las Vegas because Opus LV is on its way "up".

Panorma Towers Is On A Roll

Panorama Towers is moving right along! The project, which currently has its first two towers under construction, has now completely reserved buyers for their third. The Las Vegas high-rise project is just off the famous Las Vegas Strip and has quick and easy access to both major freeways and the city’s bright lights. Panorama Towers is well-known due to its early debut in the Las Vegas high-rise craze.

Although there are no units available at this time, there are possibilities for condos to come back on the market while in the process of converting pre-sales into contracts, which will be taking place over the next couple of weeks. The same amenities that are offered in Towers I and II will also come as standard finishes to the project’s newest addition, "Tower III"; however, Tower III will have a fresh look of its own and will include more retail space than the two preceding towers.

Pricing varies depending on size and location, but residences start in the low $400’s. With such incredible success thus far, it’s no wonder that Panorama Towers Las Vegas is in the process of discussing a fourth and final addition to its high-rise development.

Las Vegas is Going Vertical!

According to a recent study conducted by a United States Census Bureau, Nevada will have more than 4 million residents by the year 2030! That’s right, one the nation’s fastest growing states has absolutely no plans for slowing down anytime in the near future. As one can only imagine, this enormous growth will have a tremendous impact on the Las Vegas real estate market.

Nevada State Demographer, Jeff Hardcastle, stated that, “Simply put, in 2030, everything will double what you see now.” Of course, this statement also applies to increase in developments, both commercial and residential. Due to this rapid growth expected in such a short period of time, it’s no wonder that Las Vegas real estate is also projected to continue growing vertically. The Las Vegas high-rise market is currently booming and, if this projection is correct, then the craze is not even close to being over.

Experts say that, “The figures released in the new report conjure an image of Las Vegas growing vertically with high-rise condominiums and growing outwardly with houses built on mountains and encroaching on current outlying bedroom communities.” The city is anticipated to resemble other U.S. areas that also encompass large numbers of people, such as New York, San Francisco, Chicago and San Diego. Each of these places has also grown upward because of the lack of land and space to build, as well as a huge demand for residential living. So, be ready future homeowners, Las Vegas real estate is being converted into Las Vegas high-rise living.

"New Urbanism" Concept Breaks Ground In Northwest Las Vegas

A "new urbanism" concept is making its debut in the Las Vegas real estate market. The Village of Centennial Springs broke ground this month on its 41-acre mixed use development, which will feature retail, restaurant and office components along with its planned 205 single-family homes. The developer, Carina Corporation, already has its eye on adding two more such villages throughout the Valley following completion of Centennial Springs, which is located near US-95 and Durango Drive, at Farm Road and Tule Springs.

With a theme centered around a "Main Street" environment, the Village will harken back to the "good old days", a time when you could take a stroll down the landscaped boulevard to a park in the town center and stop for an ice cream cone along the way. The commercial portion of the Village will include retail and office space with lofts above for living quarters, an increasingly popular "live-work" concept. There will also be 21 brownstones available with two- and three-stories.

Construction on this $100 million project will be phased over the next two years. Prices for the single-family homes will range from $300,000 to $425,000; $240,000 to $280,000 for the brownstones, and prices for the lofts have yet to be determined.

The Platinum Schedules May 2006 Completion

The foundation has been poured and construction is beginning on "The Platinum", a 16-story luxury hotel/condominium project at 211 East Flamingo Road, one block from the Bellagio and Caesar's Palace. Developers are planning a very aggressive construction timeline with their scheduled completion of May 2006.

Manhattan Condos Pre-Sell 80% Before Construction

Framing has just begun on the "Manhattan" condominium project on Las Vegas Boulevard South and Serene, with 80% of the 700 units pre-sold. Reasonably priced in the $200's with a high in the $400's, the Manhattan offers a good value. Averaging about $300 per square foot, this compares well to most other Las Vegas Condos, which are selling from $500 to $1,000 per square foot.

The first building will be completed in December 2005, with another completed each month thereafter until all nine are done. These nine buildings are all 4-stories with 44 to 108 units in each one.

Newport Lofts LV Nears Groundbreaking Date

Sky Las Vegas Nears Sell Out Prior To Ground Breaking

Urban Village Announced

Keep your eye on the 50 acres at the corner of Pyle and Las Vegas Blvd., between the new South Coast Casino (currently under construction) and the to-be-built Stations Casino. A unique urban village, aptly named "Urban Village", will be making its debut in the Las Vegas real estate market over the next 3 years. Sandhurst Las Vegas is now selling...

New Home Sales

In February of 2005 the sales of single family homes were at an annual rate of 1.23 million. The annual rate percentage revised in January was above 1.2 million, which was 9.4 percent higher than January of 2004. The price of median sales became new because of the houses sold in February of 2005. The price at which homes sold in February was $230,700. The average at which the homes sold was $288,400. At the end of February sales were 444,000. That was the supply of 4.4 months at the average sales rate. The average time it takes to sell new Las Vegas homes is about six months; being the time it takes for construction, contracts to be closed and final inspections to assure the home is in acceptable condition.

Las Vegas Tops The List

Las Vegas real estate topped the list for the greatest home price gains with an average appreciation of 47.3 percent between the fourth quarter of 2003 and fourth quarter of 2004, according to the National Association of Realtors. Because buyer demand has been exceeding the supply of Las Vegas homes, there is a proportionate pressure on the price of those homes.

62 out of 129 metro markets nationwide also experienced double-digit home price gains for the same period.
