The Hard Rock Hotel & Casino has received unanimous approvals from Clark County Commissioners to proceed with plans for an ultra-trendy condominium hotel and resort complex to be built on 24 acres adjacent to the existing hotel and casino just two blocks from the Strip.
The complex will encompass more than 1.5 million sq. ft. of buildings and will include a variety of venues from which to choose:
"The Flats" - Two towers with 800 suites, offering either fully-furnished 550 sq. ft. studios or 1,100 sq. ft. 1 bedroom units. Owners may elect to put them into the hotel rental inventory. Prices for studios will start in the mid-$400's and the one bedrooms in the mid-$800's.
"The Residences" - Three high-rise towers with 372 units, offering 1, 2 and 3 bedroom units, ranging 1,200 to 3,600 sq. ft. with prices starting in the $1 million bracket. A unique feature will be the direct elevator access to each unit - no central corridors.
"The Bungalows" - Private beachside bungalows, offering 36 exclusive single-family villas with private swimming pools, ranging 1,800 to 3,600 sq. ft. on 900 sq. ft. building pads for 2, 3 or 4 story heights. Prices will start in the high $2 million range.
Several high-profile celebrities have already purchased these bungalows; purported to include Tommy Lee Jones, Claudia Schiffer, the Dixie Chicks, Drew Carey and stars from "That 70's Show", as part of an elite pre-sale group.
In addition to a long list of exquisite amenties throughout the complex will be a Boardwalk with a separate beach and a 300-yard swimming pool; fabulous restaurants; a shopping center; a convention center; 700,000 sq. ft. of new recreational space; and a reconstruction of "The Joint" into a larger state-of-the-art music concert hall.
This resort will truly be a tough competitor for developers vying to attract buyers of the numerous
Las Vegas luxury condos planned throughout the Valley. Pre-construction sales have already begun and are expected to sell out quickly.
