Sun City Anthem’s community of "Aliante" continues to be in very high demand. The Las Vegas Review Journal stated that Aliante’s “newness and distance from the city” adds to the area’s already existing appeal.

"Redhawk" in Summerlin Releases Additional Custom-Home Sites

Looking for the perfect custom site to build the home of your dreams? While the Howard Hughes Corporation closed the bidding May 9th on six recently released custom-home sites within the Summerlin homes area, others will be released and it's not to soon to get in line.

The extra lots will sit inside “The Ridges” newest community called “Redhawk”. Sizes range from one-third of an acre to over 1.5 acres. The sites include everything, complete with mountain, golf course and breathtaking city views. Redhawk's sites will begin selling at $600,000 and surpass $1.4 million per lot.

There has been a huge demand for custom-home lots at The Ridges at Summerlin. “Demand remains very strong for The Ridges”, says Peggy Chandler, senior vice president of land sales for the Howard Hughes Corporation, who anticipates selling the remainder of the lots through a series of timed releases this year.

Currently, more than 60 lots have been sold out of the total 82 home-sites, with no sign of interest in the lots slowing down as buyer activity and competition continues to be brisk. The Las Vegas real estate market is exploding and “The Ridges”, with its scenic setting in the western foothills, its luxurious neighborhoods and guard-gated entrance, private schools and Jack Nicklaus-designed golf course, has become one of the Valley’s most desired places to live.

Las Vegas Real Estate Ranks In Top Ten

In a report issued by the National Association of Realtors, which tracked home price appreciation increases in 136 metro markets across the nation, from the first quarter of 2004 to the end of first quarter 2005, Las Vegas real estate was ranked in the number 6 spot.

Las Vegas real estate gains averaged 29.4% for the past year with a median home price of $291,000. Cities in Florida showed the highest gains, dominating the top ten list by ranking in spots 1, 2, 3, 5, 7, 8, 9, and 10; showing gains as high as 45.6% to a "low" of 27%. San Bernardino, CA, took 4th place with gains averaging 32.6%.

Price increases are expected to slow down somewhat as mortgage rates continue to climb; however, it is predicted that the effects won't be seen for another year or more, or until the supply of housing begins to outpace the demand.

In Las Vegas it's anybody's guess when the demand for housing will abate, particularly given its latest vertical phenomenon of high-rise construction, attracting buyers from all over the world. The momentum of buyers for Las Vegas homes and Las Vegas high-rise condos continues to swell.

The "Ivana" to Become the Tallest High-Rise in Las Vegas

Get ready, folks... Ivana, the project that was formerly known as The Summit, is going to be the tallest Las Vegas luxury high-rise condo addition to the city's "vertical craze". The Hard Rock Hotel & Casino has received unanimous approvals from Clark County Commissioners to proceed with plans for an ultra-trendy condominium hotel and resort complex to be built on 24 acres adjacent to the existing hotel and casino just two blocks from the Strip.

The complex will encompass more than 1.5 million sq. ft. of buildings and will include a variety of venues from which to choose:

MGM Mirage Plans "CityCenter" Hotel & Condo Project

Las Vegas' MGM Mirage has started designing its mega-resort project, "CityCenter", to be built on 150 of the 831 acres owned by the company on the Strip, next to its high-end Bellagio casino. An architect has been hired to design a 4,000 room hotel and casino, which will be showcased in the center of the development. Preliminary design concepts boast two thin 60-story glass towers.

To be included in this $4.7 billion project will be 1,650 condos and hotel/condo units, along with three "boutique hotels", shopping, dining and entertainment; scheduled for a 2009 opening. The MGM Mirage also anticipates linking the Monorail to the airport, which will greatly enhance the value of this Las Vegas real estate.

Those interested in participating in the Las Vegas luxury high-rise market will want to keep an eye on CityCenter's progress. Given the caliber of the MGM Mirage, CityCenter will surely offer the ultimate in style and decadence.

Urban Tower Planned In Las Vegas Arts District

A 400 foot tower, called "H.U.E. Lofts" (High-rise Urban Experience Lofts) has been approved by the Las Vegas planning commission and will be heard by the City Council on the 18th of May. Once blessed by the council and, providing developer Eddie Haddad is successful in procuring financing for construction of his $180 million project, these unique Las Vegas luxury lofts will be built at Charleston Boulevard and Third Street, in the center of downtown's Arts District.

The total of 278 units will range from 800 to 1,200 square feet and be priced between $400,000 and $900,000; each loft boasting two floors and soaring 20 foot ceilings and windows. The building will also feature unique architecture with 27 corners, providing spectacular views from many different angles, and specially-designed exterior metallic shutters to deflect direct sun.
