Habitat For Humanity Breaks Ground In Las Vegas...Again

Ground was broken last week on three of 60 homes to be built over the next three years by the Habitat for Humanity in Las Vegas. The Habitat homes will be located in Vegas Heights, a neighborhood near Lake Mead and Martin Luther King Boulevards.

The Las Vegas Association of Realtors, the Wells Fargo Home and Consumer Loan division and the Nevada Subcontractors' Association are the proud sponsors of these homes. Thirty homes will have been built in Vegas Heights through the efforts of the Habitat For Humanity upon completion of the three currently under construction.

Median Home Price in Las Vegas Up 6.7%

According to Home Builders Research President Dennis Smith, the median price of a new home in Las Vegas was $297,555 in September 2005, representing an increase of $18,631, or 6.7 percent, from September 2004. Condo conversions were taken into account and were included in the stats.

Las Vegas' Summerlin Gets Involved

Summerlin, one of the fastest growing master-planned communities in the country, has decided to get involved within the community! The Women's Club in the area is planning to kick-off their annual Shade Tree Shelter fundraiser function on November 5, 2005 at the JW Marriott Resort.

The event, which will begin at 11:30 a.m., will include everything from a fashion show to entertainment, food, and plenty of fun! A silent auction will also take place, where participants can bid on such items as jewelry and spa packages. All proceeds from the event will go directly toward the Shade Tree Shelter.

Laurie Heggemeir, a Women's Club of Summerlin member, spoke on behalf of the group stating that, "The Shade Tree Shelter is committed to improving the lives of Las Vegas residents who are enduring difficult circumstances. We invite the community, not just members of the club, to support our efforts to serve this deserving and needy organization."

Tom Warden, an executive at the Howard Hughes Corporation, who is one the fundraiser's largest sponsors, said that, "We acknowledge and support the Women's Club of Summerlin for its many philanthropic contributions, not only in our community but throughout the Las Vegas Valley." He was also quoted as saying, "The club is one of the most active groups in Summerlin and continuously strives to improve the lives of the less fortunate."

CityMark To Build Six Towers In Downtown Las Vegas

Construction will begin in 2006 on the first phase of 220 units, of what will ultimately consist of six concrete, glass and chrome Las Vegas condo and loft towers. CityMark's development, called "Juhl", will encompass a 2.4-acre site downtown, bordered by Third and Fourth Streets, and Bonneville and Garces Avenues; transforming an entire city block. A three-dimensional color scale model of the Juhl project was recently displayed for prospective customer viewing.

Phase one is expected to be completed by 2008 and will include retail shop space at street level. Prices for the residential units will range from $200,000 to $500,000.

Allure Las Vegas Goes Visibly Vertical

In the Las Vegas high-rise market, there are the "wannabe vertical projects" (high-rises announced but not yet financed or under construction) and the "visibly vertical projects". To qualify as visibly vertical simply requires the development to be financed and under construction.

Such is the case with the Allure Las Vegas. Site work began in early August of this year and the official groundbreaking ceremony took place last month. You can view the progress of the architecturally stunning pair of 40-story towers at Sahara Avenue and Fairfield, just a block west of the infamous Strip.

Sales have been strong, with Tower I being better than 90% sold out. Pre-construction pricing starts from the $300's and Tower II will begin releasing units for sale this quarter. Completion is estimated to be Fall 2007.

One of Las Vegas real estate's most reputable high-rise projects, the "Newport Lofts", has recently found yet another way to appeal to future purchasers! The development has just re-structured their financing requirements, now making purchasing much more flexible for Las Vegas high-rise buyers!

The project will consist of 168 luxury loft-style residences, each ranging from 912 to more than 3,000 square feet. Unique roof-top amenities include a state-of-the-art fitness center, fitness track, Newport Lounge, swimming pool, jacuzzi, and sundeck with 360-degree views of the entire city!

The Newport Lofts will also have resident-oriented retail space along the street level, along with a grand lobby, and 24-hour doorman. Every unit comes standard with a terrace, as well as top-notch appliances, cabinetry, and finishes.

"Ansedonia" in Southern Highlands is Almost SOLD OUT!

Southern Highlands, which has been a booming area of the Las Vegas real estate market since last year, has almost completely sold out its "Andsedonia" neighborhood! The community, developed by Southwest Homes, has only 15 homes remaining available, out of its total of 160 residences!

Las Vegas Real Estate Developer Stands Up For What They Believe In!
